- If your property is currently occupied, we’ll co-ordinate our marketing to work smoothly with the move-out. We’ll make everything seamless as possible, allowing your current occupants to get moved out, get the home prepared for the next tenant, and have everything organized so that home spends as little time as possible without an occupant.
Getting the Property Ready to Rent
We’ll provide you with a list of things to do to get your property ready to rent. We’ll discuss important issues such as landlord insurance, home warranties, HOA requirements (if applicable), home maintenance, and so forth.
We’ll visit with you in person at the home, take photos to use for our advertising, and make sure everything is fully prepared to go on the market.
We Begin Marketing Your Home
You could spend thousands advertising your own property for maximum results, or you can tap into our proven marketing machine and locate a good tenant. We have a proven marketing and leasing strategy. We’ll market your home with the same intensity, no matter if your asking price is $700 or over $4,000 a month.

You’d spend thousands of dollars trying to duplicate the amount of exposure we can provide you.
We Handle All the Showings
Only licensed real estate professionals will show your home. Our licensed agents show property seven days a week and are available at any time to help tenants find the perfect home. Our team of experienced leasing professionals are very mobile and often work from laptops, smart phones, and other portable devices, making them extremely tech-savvy when dealing with today’s technology driven consumer. Phone calls about your home are directly routed to professionals who are intimately familiar with your property and great at screening potential applicants.
We Screen All Applicants for You, But You Make All the Decisions
As a landlord, nothing could be worse than renting your home to an unqualified tenant who won’t pay rent. Screening applicants is one of the most important functions we provide when you hire us. We’ll contact you as soon as we receive a rental application for your home. We’ll provide you with the most comprehensive screening services in the industry. On every application we recieve, we’ll pull credit reports, verify employment, check rental history, and conduct thorough background checks.
On every application, you’ll get a detailed report from us, helping you make the best decision on which applicant to approve. We’ll help you evaluate all applicants and show you how to best protect your interests, even if it means requesting a larger security deposit from a potential tenant. We’ll be there every step of the way to help you make a wise decision.
Since you’ll be managing the tenant, we feel you should be involved in the decision-making and the terms of the lease. We’ll get your authorization in writing and prepare the paperwork, just as you have approved it.
Sign the Lease
Once you choose a tenant, we’ll deal with all the final details such as negotiations, lease signing, security deposit submittal, move-in inspections, and collecting the first month’s rent. We’ll also provide any required exhibits, like lead-based paint disclosures, pet addendums, special stipulations, mold disclosures, and more.
